Built in 1904 for the Kirkman & Son Soap Factory, this former warehouse embodies the turn-of-the-century DUMBO aesthetic: industrial bones, rich texture, and authentic materials. Brian Cash Works’s approach was to celebrate these qualities while framing the client’s remarkable collection of modern and contemporary (and primarily queer) art—including works by Alex Katz, Nan Goldin, and Herbert List. Serving as both architect of record and interior designer, BC.W streamlined the transformation: the pockmarked ceiling was removed to reveal original joists that complement the exposed steel beams and columns, while discreetly integrated lighting softly illuminates the art. A new lounge area encourages gatherings, expanding the space’s sense of connection. With a balance of key statement pieces, vintage finds, and the client’s intuitive eye for art placement, the result is a home that feels equally like an artist’s loft and a gallery, comfortably old and new Brooklyn.
